Absolutely no cost or fee. We provide your homes evaluation at no charge. Should you decide to sell your home we hope that you will give us the opportunity to list your home for sale, but there is no obligation to do so. We will compete to earn your business like any other real estate brokerage you would interview.
How will I receive my home evaluation?
You’ll receive your custom home evaluation by first class mail within a few days of filling out details on our website. Our Home Evaluation Professionals will complete the research, compile a written report and provide a detailed market analysis of your home’s value. This information will be sent to you at the mailing address you provide when completing the online forms.
What will I receive from Home Evaluation Professionals once I’ve requested my home evaluation?
Your Home Eval report will include the following details…
- Understand your homes correct value based on current market conditions
- If you’re interviewing Realtors, you can verify that they are not giving you an inflated list price just to secure your listing.
- Understand the list price to sale price ratio of similar homes. Did those homes sell for more or less than asking price when they sold? What was the average percentage of increase or decrease?
- Learn the average number of days it took similar homes to go under contract. How long could your home be active on the market before accepting a contract of sale agreement?
- Did home sellers provide a closing cost credit to a buyer at time of sale? If so, what was the average closing cost credit given by a seller to a buyer at settlement when their home sold. Knowing this number allows you to evaluate the bottom line net proceeds from the sale of your home.
- If you listed your home for sale, would your competition mostly be standard sales, short sales, foreclosures, etc.
- Additional statistics and details that will help you make informed decisions
Will anyone from Home Evaluation Professionals or related real estate companies call me?
We hate high pressure phone calls trying to sell you something as much as you do. So the answer is NO. We won’t call you. If we have questions related to the information you provided to us online, we may need to email you for clarification purposes. But that’s it. This information is provided without obligation. We believe that our research and professionalism will speak for itself. Further by having an understanding of your home’s value, and pricing it correctly up front, you will ultimately sell quicker and closer to your asking price. By having a realistic idea of your home’s value, before you speak with a Realtor, you’ve got a great start in making a well-informed selling decision. How does the service provided by Home Evaluation Professionals differ from popular websites that provide instant estimates of value for my home?
Those websites us an algorithm to generate a potential value for your home based on recent home sales that are within an approximate distance from your home. Those homes may not be similar to your home, but could affect your home’s value as established by those websites. We all know that in urban areas home styles and prices can change radically from block to block. The same would apply in rural areas where farms and large parcels of land that include barns, fenced pasture land, pole buildings and more may surround your single family home. We would know the difference and what is or is not comparable to your home. Our Home Evaluation Professionals will review the information you provide about your home, review your homes public record, compare your home to other homes in similar neighborhoods, use data from the Multiple Listing System (used by licensed Realtors and appraisers) and more. Most importantly, our professionals live and work in your community so they understand what areas and neighborhoods would be comparable to use for value research. They often know what builders were involved with construction of specific neighborhoods and homes. This helps clarify quality and additional details, like, “is this home a custom built home or a national home builder’s floor plan”. There’s a lot of individual detail and research completed by an actual human, versus relying on an algorithm that may or may not understand your homes quality, amenities, surrounding neighborhood, etc.
How often can I request a Home Evaluation for my home?
As often and as many times as you want. We recommend checking on your home’s value each year as the market can change rapidly. Understanding if your home is appreciating in value or depreciating in value can assist you with making a decision when to sell, refinance or hold onto your home. Timing is everything when selling your home, and we’ll help you make better informed decisions.
Can I use this service to have land evaluated?
Yes you can. We’re happy to provide evaluations for developed or undeveloped land you may own. We can evaluate any size lot or parcel of land.
Would the Home Evaluation work for estimating the value of a home for estate purposes?
It could, but we recommend that you speak with your attorney or estate planner to verify. We’re happy to assist with an in-person evaluation of the real estate that is part of the estate. The Home Evaluation is purposely designed to be a sight unseen estimate of your home’s value. To narrow that value down even more, an in-person evaluation should be completed. The Home Evaluation is purposely designed to provide you with insight about your home’s value without speaking with a Realtor. As you get closer to making a decision to actually list and sell your home, we highly recommend having an in-person home evaluation completed. This allows us to zero in on your home’s value based on current condition, amenities and improvements you made while you have owned your home. It also allows us to dialogue about minor improvements you could make in order to generate the maximum return when your home sells. We understand what property condition requirements various loan programs would carry. Determining what type of buyer would be attracted to your home, and what type of financing they would likely use, would help create a plan to eliminate obstacles when selling your home. The in-person evaluation fosters discussion about the process of selling, important next steps, preparing your home for market, what to expect when buyers tour your home, how offers are presented, answers specific questions you may have, and much more.
